Architects Fees

Percentage

With this method, our fees are calculated as a percentage of the construction cost.

Larger more complex projects, with larger budgets, typically require more work from the Architect resulting in a higher fee. Smaller less complex projects, often require less work from the Architect and result in lower fees.

An initial construction budget is established before works start, and the agreed upon percentage will be based off of this. If the project is changed significantly, causing a change in budget, the fee may need to be adjusted.

Fixed Fee

For projects where the scope of work is clearly defined, we will be able to accurately forecast how much time is required for the project. In this situation, we can offer a fixed fee for our services - giving the client more certainty over costs. However, should the project be subject to significant changes, then additional fees will occur and will typically be charged at an hourly rate, which may not be as cost effective as utilising the percentage of construction cost fee structure.

Typically, the percentage of construction cost fee structuring method provides better value for money.

Hourly Rate

For projects where the scope of work is less easily defined, such as feasibility studies that assess whether a project is viable, we will charge our hourly rate, offering a cap on hours agreed unless authorised to exceed the cap by the client. This route is particularly effective at the start of a project when there is little indication of how much work will be involved.

We can provide estimates of how much time will be required of us for each and every stage of the work we undertake within this fee structure. It is common to begin with an hourly rate, before continuing a project under the percentage fee structure.
